Up-front vs lifetime cost

LVP wins on up-front cost — most St. Louis homeowners spend $4–$9 per square foot installed. Site-finished hardwood lands at $8–$16+ per square foot depending on species (red oak vs white oak vs walnut), grade and how much subfloor prep your home needs.

Long-term, hardwood usually wins. A properly installed white oak floor can be sanded and refinished 4–6 times over 75+ years. LVP can't be refinished — once the wear layer is through, you replace planks.

Moisture & basements

Missouri humidity is the deciding factor

St. Louis summers swing from 30% to 80% relative humidity. Solid hardwood expands and contracts with that swing — fine on a properly acclimated main floor, a disaster in a basement or near a sump.

LVP is fully waterproof. For basements, laundry rooms, mud rooms and most kitchens, we recommend LVP every time. For bathrooms we usually recommend tile over either.

Durability

Dogs, kids, chairs, time

LVP shrugs off scratches, pet nails and dropped pans better than hardwood — the wear layer is built for it. Hardwood dents under heavy impact, but every scratch and dent is sandable. LVP isn't.

Real-world rule: high-traffic households with big dogs and kids on a budget → LVP. Households that want a floor they refinish in 20 years and pass to the next owner → hardwood.

Resale

What St. Louis buyers expect

In Kirkwood, Webster, Clayton, Ladue, U City, St. Charles and most of the desirable Metro-East — buyers expect real hardwood on the main living level. Replacing original hardwood with LVP usually hurts resale.

In basements, rentals, lower-priced markets and light-commercial spaces, LVP is the expected, accepted choice and won't cost you anything at resale.
